NEXT 2 PRIORITIES FOR LANDLORDS - Rent Reform Act

Do you self manage SOME or ALL of your Tenancies ?

 

If so you should now be dealing with Priority Tasks arising from the Rent  Reform Act

 

 The next 2 priorities are

 3.      Decide on your Pet Policy.

 You will have 42 days to respond to a tenant request to keep a pet and you must not unreasonably refuse permission. Some properties will be a clear cut No Pets Policy due to restrictions in the lease.  Others however will  require careful consideration.

The tenant must provide details of the type of animal, breed and age.  Clarkes advice is to have a clear policy that allows pets that are suited to the size, location and amenities of your property provided reasonable conditions are met, for example

The tenant must ensure:

  • the pet does not cause nuisance, including excessive noise or odours.
  • the pet must not be left unattended in the property for more than four hours.
  • the Tenant must ensure the pet is fully vaccinated, flea-treated, and wormed. 

The Clarkes Pet Policy goes further to address to insurance, damage and cleaning requirements.

 4.      Take Out Rent Protection Insurance

If this specialist insurance is available on your tenancy, you should seriously consider taking out a policy. This serves as the primary countermeasure to the removal of the Section 21 'fast-track' tenant eviction process.
