NEXT 2 PRIORITIES FOR LANDLORDS - Rent Reform Act

Do you self manage SOME or ALL of your Tenancies ?

If so you should now be dealing with Priority Tasks arising from the Rent  Reform Act

 The next 2 priorities are :

 

7.      Prepare to be more proactive with Inspections and Rent Control.   A hands off approach will now represent much higher risk for you.  Create a digital log for each tenancy to record evidence of

 

  • Inspections and dilapidation
  • All comms with the Tenant
  • Maintenance issues raised, investigated and closed
  • Any breaches of the tenancy agreement and any anti social behaviour

 

Evidence should include photos and video where possible and written confirmation of verbal discussions and agreements. If the Tenants circumstances change and you have to rely on Section 8 for possession you will need this log.

 

8.      Prepare to register yourself and each property you let on the new PRS Landlord Database.  You will need the UPRN Number and all compliance certificates for each property.  Regional roll out will begin this year, most likely starting with London & Birmingham . The Annual Fee is expected to be around £50 per landlord.
