FIRST 2 PRIORITIES FOR LANDLORDS - Rent Reform Act

IMPORTANT NOTICE FOR  SELF MANAGING LANDLORDS

 

Do you self manage SOME or ALL of your Tenancies ?

 

If so you should now be dealing with the first 2 Priorities arising from the Rent  Reform Act

 

1.  Compliance Audit

The Local Council now has enhanced enforcement powers under the Renters' Rights Act to actively investigate and penalize landlords for any non compliance. They can now demand to see your records at short notice, and enter your premises and can issue fines up to £40,000 for breaches of rental legislation. It is therefore important to have all your compliance records in order and fully evidenced.  This is especially advisable should you have any tenant disputes or outstanding maintenance issues.

2.  Written Statement Provisions:

From 1 May 2026, landlords must provide a "prescribed written statement" of terms and in some cases the new Government Information sheet.  Consent for the method of delivery and proof of serving this information is very important.
